What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total square footage of the house and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Property tax records often reflect inaccurate square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more space than you actually have! Unless an appraiser has recently executed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A measurement service will ensure that you're paid fair market value for your house. Square footage is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a recent appraisal or measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's home sells at a price that accurately reflects true market value, we suggest seeking a measurement of the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool to entice potential buyers since they can view the layout and details of the property before and after touring.
